Why a level 3 Survey


The older or more unusual the property, the more there is to go wrong, and the more useful a thorough inspection becomes. A Level 3 survey is not just a longer Level 2. It is a different document with a different purpose.


A Level 2 tells you what is wrong. A Level 3 tells you what is wrong, why it is wrong, what to do about it, and roughly what it will cost to put right.


For a 1900 Victorian terrace with a rear extension, a basement, a partially rebuilt chimney, and original sash windows, that depth of analysis is worth what you pay for it.

What a Level 3 Covers

The inspection includes everything in a Level 2, plus:

Detailed inspection of accessible areas. Lofts entered where safely accessible. Cellars and basements inspected. Outbuildings inspected if they form part of the sale.

Diagnosis of defects. For each defect identified, the report explains the likely cause, not just the symptom. This matters because the same crack can mean a thirty-pound filler job or a thirty-thousand-pound underpinning job depending on cause.

Advice on repairs and maintenance. Specific advice on what to do, in what order, and roughly when. Where specialist further investigation is needed (structural engineer, damp specialist, electrical contractor), the report says so and why.

Reasoned opinion. Where there is a clear answer, the report gives one. Surveys that hedge on every finding are not useful. Where there is genuine uncertainty, we say what would need to happen to resolve it.

Historic alterations. Where the property has been altered or extended, we comment on whether the work appears to have been carried out properly and whether the relevant approvals are likely to have been in place.

The Report


A Level 3 report is more detailed than a Level 2. Typical length is sixty to ninety pages depending on the property. Same traffic-light rating system, same photographic evidence throughout, same plain English.

Who a Level 3 Survey Is For

A Level 3 is the right call if:

The Level 3 costs more than a Level 2 because it takes longer and produces a more detailed report. On the kind of property where it is the right choice, the additional cost is recovered many times over by what it can tell you before you commit.

Common Questions

  • How long does a Level 3 take on site?

    Between four and eight hours for most properties. Larger or more complex properties take longer, including a return visit if needed.

  • Is a Level 3 always worth the additional cost?

    On a standard modern property in good condition, no. A Level 2 will tell you everything you need to know. On an older property, a listed building, or a property with visible signs of movement or alteration, the additional cost is small compared to the risk of buying without knowing.


  • Will you give an opinion on whether to buy?

    On the phone call, yes. We will tell you what we think and why. The final decision is yours.

  • Will the report include cost estimates?

    The report will indicate the relative cost and urgency of identified repairs. For specific cost estimates, we recommend obtaining contractor quotes after the survey.


  • Do you survey listed buildings?

    Yes. We are experienced in surveying listed properties and understand the constraints that listed status places on repair and alteration.
