When you Need a Project Manager


A construction project is not a single decision. It is several hundred decisions made under time and money pressure, often without the information needed to make them well.

If you are managing the project yourself, you are taking calls about substitutions, sequencing, supplier issues, and unexpected findings while doing your day job.

Decisions get made quickly because the trades are waiting. Some of those decisions cost money that did not need to be spent. Some of them produce a finished building that does not match what you signed up for.


A project manager is the person on your side whose job it is to make those decisions properly. Independent of the contractor. Paid by you. Accountable to you.

What We Do

We work as an independent project manager on:

New builds

Self-build and developer-led new homes. Coordination of architects, structural engineers, contractors, and trades. Building Regulations compliance. Quality assurance through the build.

Extensions

Single-storey, double-storey, wraparound, and side returns. Planning and Building Regulations submissions where required. Schedule of works. Contractor selection and oversight.

Renovations

Significant internal works, structural alterations, basement conversions, loft conversions. Phasing, sequencing, and quality control.

Our role typically covers:

Pre-construction

Tender process, contractor selection, contract review, schedule of works, cost plan.

On-site oversight

Regular site visits during the build, snagging during works, quality assurance against the specification, problem-solving as issues come up.

Stakeholder coordination

Architect, structural engineer, contractor, building control, party wall surveyors, neighbours.

Reporting

Regular written reports to you on progress, spend, and any issues that need a decision.

Completion

Final snagging, defect schedule, handover, retention release.

We do not manage projects we are not on site for. Project management without site presence is administration.

How We Are Different

We are independent of the contractor

Our fee is paid by you. We have no commercial relationship with the trades on site. When there is a disagreement about whether something has been done to specification, we are not negotiating with our own pocket.

We manage every project personally.

No project juniors, no associate handing off to a more senior surveyor for the difficult conversations. The person you meet at the start is the person you deal with throughout.

We came up through surveying

Most project managers are former contractors or quantity surveyors. Our background as Chartered Building Engineers means the technical questions about whether something has been built right are answered by someone on your team, not delegated to a third party.

How it works

Initial conversation. You tell us about the project, the budget, and what stage you are at. Free and no commitment.

Scope and fee. We agree what is in scope, what is out, and the fee structure. Either fixed fee or percentage of works, depending on the project.

Pre-construction. We work with you and the design team through the pre-construction phase. Contractor tender, contract review, schedule of works.

Construction. Regular site visits, weekly reports, decisions as they come up.

Completion. Final snagging, handover, retention period management.

We are not the right fit for very large commercial developments. We are not the cheapest project manager you will find. We are a good fit when you want the work done properly and you want it overseen by someone whose only job is to make sure that happens.

Common Questions

  • How is the fee structured?

    Either a fixed fee, agreed up front based on the scope, or a percentage of the works value. For most domestic projects, a fixed fee works better. We agree the basis at the start so there are no surprises.

  • Do I still need an architect?

    Yes. We do not design buildings. We coordinate the team, including the architect, and oversee delivery. If you do not have an architect yet, we can recommend independent ones we have worked with.

  • Will you act as principal contractor under CDM?

    On most domestic projects, no. The principal contractor role is typically held by the main contractor. We work alongside the principal contractor as the client's representative. For some self-build projects, the arrangement can be different. We agree this at the start.

  • Can you take over a project that is already underway?

    Yes, although the earlier the better. The further into the project, the harder it is to redirect things that have gone off course. Worth having a conversation either way.
